Lot Split Evaluation

A lot split evaluation is required to receive approval to split land from a parcel and create a new buildable lot(s) where sanitary sewer is not available. The evaluation will make sure that the existing lot and proposed lot(s) are able to support a sewage treatment system (STS) and replacement area.

Common examples of lot splits are:

  • Splitting a parcel that is vacant to create additional vacant lots
  • Splitting a parcel with an existing home to create additional vacant lots
  • Two or more parcels with existing homes redistributing land

Requirements for approval of a lot split can vary depending on the existing parcels, soils, property features, and proposed site plan. It is highly recommended that you contact our office at 330.926.5600 to discuss the project prior to submitting the application(s).

A Lot Split Evaluation Application will need to be submitted for EACH parcel affected (existing and proposed). Each proposed parcel must have an address assigned. Please read the application instructions for more details.

Get an Address Each proposed lot must have an address assignment. If the parcel is in Akron, Barberton, Cuyahoga Falls, Hudson, Mogadore, Munroe Falls, Silver Lake, Stow or Tallmadge, contact the municipality directly for an address assignment. Submit an Application     Our office hours are 8am - 4pm;  Monday - Friday. A fee will apply on all credit card transactions

Drop off:

Drop off application at 1867 W. Market St., Akron. Environmental Health is located in Building C (drive to the back of the parking lot). Cash, check, and credit cards are accepted.
